Position Overview 

National Construction Manager will oversee all construction and capital-improvement activity across AFI’s portfolio — including leadership of our Field Project Managers and Traveling Maintenance Team. This role combines strategic oversight with hands-on project execution. You’ll walk job sites to verify quality and schedule, then step into ownership meetings to defend budgets, explain progress, and ensure satisfaction. Success requires technical construction expertise, operational discipline, and the polish to represent AFI with sophisticated ownership groups ranging from mom-and-pop investors to institutional family offices. 

Example Project Types 

AFI’s active construction and renovation projects vary widely in scale and complexity. Typical projects under this role’s oversight may include: 

Property 1 (Arkansas – 220 Units, 9 Buildings on 5 Acres) 

- Full roofing replacement, including soffit, fascia, and gutter repair/replacement; manage all associated warranties 

- Parking lot restoration: clean, cut, patch, seal, overlay, and stripe 

- Deck repair and selective replacement 

- Electrical upgrades: replacement of main panels in multiple buildings 

- Interior renovations: 15 full unit rebuilds and 75 general turnovers 

Property 2 (Midwest – 100 Units, 4 Buildings on 3 Acres) 

- Exterior and parking area lighting installation for improved safety and visibility 

- Property signage replacement and branding coordination 

- Office and leasing center remodels 

Key Responsibilities 

  • Lead nationwide execution of construction and capital-improvement projects across AFI’s multifamily portfolio.  
  • Supervise and develop Field Project Managers and the Traveling Maintenance Team. 
  • Establish and enforce performance standards for safety, quality, cost control, and timeline adherence. 
  • Review and approve budgets, schedules, and scopes for projects of varying scale and complexity. 
  • Build and maintain strong relationships with property owners and investors; ensure project transparency and proactive issue resolution.
  • Coordinate with internal stakeholders including Asset Management, Operations, and Accounting to align project goals with financial performance. 
  • Visit sites regularly to assess work quality and compliance with specifications. 
  • Drive continuous improvement in reporting, procurement efficiency, and vendor management. 
  • Contribute to strategic planning as AFI scales its construction division nationally. 

Qualifications 

  • 7+ years of progressive experience in construction supervision or project management, ideally in multifamily or commercial real estate
  • Proven ability to manage distributed teams across multiple states and deliver results under pressure. 
  • Education: Formal education in construction, engineering, or a related discipline is helpful, but equivalent hands-on experience will be given equal consideration. 
  • Certification: PMP or similar project-management credential is valued. Candidates without a PMP should be willing to obtain certification within their first year, with company support for training and exam costs. 
  • Technological proficiency: Skilled in using modern construction and communication platforms (e.g., Procore, mobile reporting tools, digital documentation systems) and able to integrate quickly into a technology-centric organization. 
  • Exceptional communication, leadership, and conflict-resolution skills.
  • Ability to travel up to 50% nationally. 

Compensation & Benefits 

  • Base Salary: $135,000–$155,000/year (DOE) 
  • Performance Incentives: Project milestone and performance bonuses (~$30,000/year ±)
